Evidence of Identity
The Anti-Money Laundering Regulations to which we are subject are very stringent and we are obliged by law to check the identity of each and every one of our clients (and in some cases third parties who are connected to the client).
Until we have verified your identity, we will not be able to accept money from you, and in the case of a property purchase, this may hold up the process in that we will not be in a position to apply for searches until we have received the money from you to pay for them.
1 item from list A and 1 from list B for each client. The ID can be verified by presentation of the original documents – if you are sending through the post, please ensure that you send the documents by secure mail – please check with Royal Mail for the safest method – we will return original documents by Recorded Delivery after we have taken copies for our records. We will also accept copies of the relevant documents if they have been certified as true copies (and a true copy of photographic ID) by either a solicitor, or Legal Executive (CILEX). We will also accept copies of documents that have been verified by the Post Office Document Certification Service.
List A – evidence of personal identity
List B – evidence of address
If you have any difficulties with providing an item from list A, we may be able to accept two items from list B instead – or a very recently expired passport, provided that the photograph still represents a true likeness of the holder.
Please note that in addition to the above, we will carry out an on-line identity verification check for each client.
